- This platform provides a marketplace for Landlord owners, managers, and tenants to list,
discover, and book long-term rental apartments. - Users must provide accurate, current, and complete information when registering, listing
properties, or making reservations. - Any fraudulent, misleading, or unlawful use of the website is strictly prohibited.
- Listings and Property Compliance
- Property owners and managers must ensure that all listings comply with the Land Act No. 4 of
1999 (Tanzania) and other applicable property and rental regulations. - Properties listed must be legally owned, leased, or managed by the listing party.
- Users are solely responsible for the accuracy of the property details, pricing, and availability
provided.
- Communication Policy
- All communication between landlords, tenants, and agents should be conducted through the
platform. - Off-platform communication for negotiation, payment, or rental agreements is not permitted,
unless expressly approved by our management team :- 5starapartments2006@gmail.com. - This policy protects users from fraud, ensures transparency, and guarantees service quality.31
- Payments and Commissions
- All rental payments and service fees must be processed directly to customer via a lease
agreement but all commissions, site viewing fees are exclusively through the platform’s payment
system. - Commissions earned by the platform are withheld until 72 hours after customer payment
confirmation to allow for time for tenant/customer to complete his given time for dispute
resolution or refund requests. - Payouts to property agents earned via the website are automatically processed after this 72-hour
window.
- Refund Policy
- Refunds may be requested only under the following conditions:
- 1. The property listed does not exist or was misrepresented.
- 2. The property is not available for the agreed period despite confirmed payment.
- 3. The tenant cancels within the timeframe allowed under the lease agreement terms, if the
landlord decides to or not refund; either way – no commissions, viewing fees will be refunded. - Service fees and commission charges are non-refundable, except in cases of proven platform
error and funds have been confirmed receipt by the platforms (“website”) accounts statement.
- Taxes and Legal Obligations
- All users are responsible for complying with the Land Act No. 4 of 1999 (Tanzania) and other
relevant laws regarding property ownership, rental, and leasing. - Property owners/agents are responsible for declaring and paying all applicable taxes, levies, or
duties arising from rental income. - 5 Star apartments may report transactions to relevant authorities where legally required.
- User Responsibilities
- Tenants must ensure timely payment of rental fees and compliance with rental agreements.
- Landlords/agents must honor a confirmed reservations/booking (s) and provide access to the
listed property as described. - Both parties must maintain respectful and lawful behavior while using the platform.
- Dispute Resolution
- Any disputes arising from listings, rentals, or payments should first be reported to
5starapartments2006@gmail.com or via the platform’s support system. - The platform reserves the right to mediate disputes, suspend accounts, or withhold payments
until the issue is resolved.
- Amendments
- 5 Star management Limited reserves the right to amend this policy at any time. Updated versions
